We will continue to develop the new york city metropolitan area with finer construction methodology and work ethic.Job Responsibilities -Effectively applies company’s methodology, best practices, and enforces such standards-Identifies resources needed and assigns responsibilities to subcontractors-Manages day to day operational aspects of a project and scope of work including supervising subcontractors-Reviews deliverables prepared by the team-Prepares for engagement reviews and quality assurance procedures-Minimizes our exposure and risk on a project or projects-Make sure all subcontractors are in compliance with all project procedures, safety requirement, and work rules-Ensures project documents are complete, current, and stored appropriately-Computer knowledge and efficiency, including Microsoft Word, Excel, PowerPoint, and Outlook.-Initiate, prepare, review, track and distribute RFIs / Submittals and overall project documentation-Prepares Microsoft Project Schedules-Setup initial contracts and project information-Preparation of monthly owner project status reports, as required, for approval by Project Manager-Attend and/or lead project meetings-Plan and organize all subcontractors field deliveries to ensure project runs smoothly and on schedule-Monitor and direct progress and ensure manpower is adequate to meet project schedule-Assist in preparations of bid packages and procurement-Manages project budget-Prepares AIA payment applications-Analyzes projects profitability, revenue, margins, bill rate and utilization-Determines appropriate revenue recognition, ensures timely and accurate invoicing, and monitors receivables for projects-Tracks and reports team hours and expenses on a weekly basis-Assures project legal documents are completed and signed-Understands basic revenue models, Profit and Loss, cost to completion projections, and makes decisions accordingly-Understands our pricing model and billing procedures-Accurately forecasts revenue, profitability, margins, and bill rates-Facilitates team meetings effectively-Hold regular status meetings with project team as well as in the field and office meetings-Effectively communicates relevant project information to superiors-Delivers informative, well organized presentations-Resolves and/or escalates issues in a timely fashion-Suggests areas for improvement in internal processes along with possible solutions.-Leads internal team/task force-Approves team members’ time and expense reports in a conscientious and timely manner-Reviews the status reports of team members and addresses issues as appropriately necessary-Complies with and helps to enforce standard policies and procedures-Establish and conduct job-site orientation for every new employee for the project-Establish and conduct weekly safety meetings with each of the subcontractor representatives and issue minutes of meetings-Ensure that subcontractors are conducting the proper training requirements as per OSHA standards-Review each subcontractors safety program and that it meets all guidelines of the Safety Program requirements-Conduct daily and weekly onsite inspections and complete safety checklist-Implement proper fire prevention, evacuation and fire control procedures-Investigate any incidents and generate the corresponding safety reports-Maintain all job safety records-Assist in any claims that may ariseJob Qualifications -2+ years of project management experience-Ground up construction-Strong written and verbal communication skills-Good time management skills and organizational skills-Ability to maintain discretion and confidentiality at all times-Must have experience in design bid projects-Knowledge of NYC building codes-Ability to read and interpret drawings*BASE PAY DETERMINED ON EXPERIENCE AND LICENSING*Job Types: Full-time, ContractPay: $50,000.00 – $90,000.00 per yearSchedule:10 hour shiftEducation:High school or equivalent (Preferred)Experience:Project management: 1 year (Preferred)Work Location: Multiple Locations
