Job Description : We need the best Apartment Maintenance Professional in Northwest Ohio to join our team today!Pay Range: $26-30/per hour based on experiencePlease note that resumes with less than 5 years of Apartment Maintenance Experience will not be considered for this position. For the rate of pay we are offering, we expect the candidate to have a HVAC Certification & practical experience with HVAC, Electrical, Plumbing, Carpentry, Drywall, etc.The position requires the candidate to be on call for a 7-day period roughly once every 6 weeks. Local travel is required & mileage is reimbursed.Reports to: Maintenance ManagerDirect reports: NoneKey Relationships: Property Manager, Residents, Corporate Office AssociatesFundamentally responsible for on a range of maintenance needs including readying apartments for leasing, work orders, small renovation projects, and emergency maintenance. Individuals with HVAC, plumbing & electrical experience are strongly preferred; as are those with 3-5 years + of multifamily housing (apartments) experience.GENERAL RESPONSIBILTIESDuties and Responsibilities include but are not limited to the following:· Must maintain a professional and courteous manner with residents, visitors, contractors and fellow employees· Take direction from Property Manager responsible for the property maintenance is being performed.· Daily upkeep of property groundIntermediate plumbing duties such as snaking and clearing stoppages, replacing fittings, p-traps, toilets, sinks, faucets, installing dishwashers, trouble-shooting leaks, changing water heater elements, etc.Intermediate electrical (when no license required) such as replacing fixtures and outlets, running wire mold, installing small wall heaters and range hood vents etc.Replace window screens, garbage disposals, blinds, kitchen and bath fixtures, hardware, and repair and troubleshoot appliances, install and repair cabinets, adjust doors etc.Repair and installation of kitchen appliancesReady units that are turning overSchedule and complete preventative maintenance programInstall various flooringPainting of interior and exterior, cabinets, walls, fences, etc.Perform light carpentry and drywall repairs, cabinet installs, installing kitchen/ bath fans and medicine cabinets, etc.Assist with custodial work in common areas, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc.Assist with landscape maintenance, and trash hauling as time permits.Other Duties, Skills & RequirementsMust be available to work some weekends and rotate 24/7 emergency on-call phone hours with teamValid driver’s license in the state of residence and drive personal vehicleMust be willing to travel to multiple locations and properties during the workday.Ability to follow oral and written instructions and communicate professionally both orally and in writing.This job description is not designed to cover or contain a comprehensive list of activities, duties or responsibilities that are required of the employee.
