Job Description : Project Manager – Denver, COEML is seeking an experienced Project Manager to oversee an Operations & Maintenance government contract for the Colorado Service Center facilities.SUMMARYThe Project Manager provides complete on-site support for all areas of our Operations and Maintenance (O&M) Federal Contract for a number of federally-owned facilities in the Denver area. This role serves as the primary point of contact to the Contracting Officer’s Representative (COR) and is responsible for the profitability and administration of the project. Interacts with customers, subcontractors, and other project elements regularly. Reports directly to the Corporate Operations Manager.DUTIES AND RESPONSIBILITIESManages the project’s budget and prepares profitability projections.Manages the project’s workload and productivity.Develops and maintains Operations & Maintenance (O&M) plans and procedures.Prepares, reviews, and approves costs, plans, estimates and schedules for minor construction, modification, maintenance, and repair related to the project.Administers company policies and procedures at the project site.Maintains productivity and efficiency metrics for the project, utilizing Microsoft Office and other computerized maintenance management systems (CMMS), such as IBM Maximo.Assures all projects meet or exceed established Quality Standards.Visits the Contracting Officer’s Representative, and other key government contacts to discuss project matters.Prepares and conducts annual performance reviews of project subordinates.Ensures project site is in compliance with all safety and environmental regulations. Ensures all violations are reported and investigated.Ensures Equal Employment Opportunity Program’s goals and objectives.Reports safety/environmental violations to the Safety/Environmental Manager.Performs other duties as assigned.QUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals withdisabilities to perform the essential functions.EXPERIENCE and/or EDUCATIONA minimum of 5 or more years of recent (within the past 7 years) experience in the management and supervision of building mechanical maintenance operations for buildings of the approximate size and characteristics of the building(s) to be operated and maintained at the Colorado Service Center under this contract. A detailed resume containing a thorough description of the previous 7 years of employment history with references must be submitted, as the Contracting Officer has to provide approval prior to the assignment of the project manager to the contract.LANGUAGE SKILLSAbility to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write detailed reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.MATHEMATICAL SKILLSAbility to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Should have basic knowledge of Microsoft excel.REASONING ABILITYAbility to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
