Job Description : Position descriptionPlan, budget, oversee and document all aspects of the projects you are working on. Work closely with upper management as well as project engineer and project foremen to ensure that the scope and direction of each project is on schedule and within budget. Participates in the conceptual development of a construction project and oversee its organization, scheduling and implementation.Duties include: The role of a Construction Project Manager may involve a variety of tasks including:Manager all financial aspects of projects through ongoing job forecastingManage contract and change order negotiationsNegotiate all contracts between Reliance Electric and contractor or owner groupsSend negotiated contract to Risk Officer for review and approvalSign negotiated and approved contractNegotiate, create, and review change orders with Project Engineer’s assistanceWork with the client from the start of each project to ensure project scope and vision are understoodOversee pre-construction meetings to ensure successful handoff from estimating to fieldCollaborate with design team and prefabrication processesSet clear goals and expectations with foremenRegularly (at least monthly) visit each jobsite and walk each project with foremenNegotiate and resolve all customer concernsWhen necessary, estimate change orders for assigned projectsManage each assigned job’s closeout proceduresParticipate in and conduct post project reviews to determine areas for future improvementReview weekly with each foreman the Job Progress Worksheet (in person at least monthly)Review Project Engineer’s work performed regarding:Submittals to architects, engineers, and contractorRFIsO&M ManualsDocument and Drawing Control and ManagementAssist Negotiate the best possible price with vendors, suppliers, and subcontractorsWith the assistance of Project Engineer, prepare accurate purchase orders and timely cost estimatesApprove all vendor invoices associated with each projectRespond to architectural and engineer plan revisions and re-distribute revisions to foremen.With Project Engineer’s assistant, perform and review material take-offsCreate the schedule for each project and match talent to the jobWork closely with Project Executive, Operations Manager, and HR on workforce needsNegotiate electrical gear and lighting with owners, general contractors, and suppliersCoordinate with and meet local power companies regarding project requirementsWith Project Engineer’s assistance ensureLocal and state codes and requirements are metProvide product submittals to architects, engineers, and other stakeholdersPrepare change ordersPrepare draw requestsReview and regularly (at least monthly) update job budget reports with accountingCoordinate and provide warranty work upon requestRelationship ManagementDemonstrates the ability to tactfully handle difficult situationsBuilds long lasting relationships with internal and external customers that are built upon trust and delivering resultsJudgment & Decision MakingSeeks guidance and direction as necessary for performance of dutiesDemonstrates good judgment in investigating problemsAble to apply sound judgment and problem-solving skills to complex projectsExperience and Skills Required Prior administrative experience in a construction, engineering, or architectural setting is a major benefit, though not requiredProficiencies and skills in Outlook, Excel, Word, Procore, Bluebeam, and AccubidProficiencies in reading, understanding, and tracking job financial reports and budget documentsPrior administrative experience in a construction, engineering, or architectural setting is a major benefit, though not requiredAbility to delegate (not abdicate) duties assigned to Project EngineerResults-orientated with proven ability to organize, plan and prioritize work to meet deadlinesExcellent verbal, written, and presentation skills; communicates effectively with management, employees, customers, and vendorsHigh level of motivation, integrity, and commitment to team and customersStrong work ethic with an unwavering commitment to quality and professional workWorking Environment / Physical Activities: Must maintain regular and reliable attendance at a level acceptable to the companyMust be capable of working synergistically in office setting with other employees in same area, as well as job sites where temperatures and noise level can fluctuate, and the ability to see, hear, and verbally communicate with co-workers and clients as neededYour direct supervisor is: Project ExecutiveWork Schedule: 8am – 5pm Job Type: Full-timePay: $80,000.00 – $110,000.00 per yearBenefits:401(k)401(k) matchingDental insuranceEmployee assistance programFlexible spending accountHealth insuranceHealth savings accountLife insurancePaid time offReferral programRetirement planVision insuranceSchedule:8 hour shiftMonday to FridayEducation:High school or equivalent (Preferred)Experience:Project management: 1 year (Preferred)Work Location: One location
