Job Description : General Manager for Kona Now (Casago) Vacation RentalsThe Role: First and foremost, you are the leader of this organization. Everybody that works for this organization ultimately reports to you. You are the one who is responsible for the success of Kona Now! You are achieving this by managing an excellent team that is motivated, well trained, intimately knows it’s mission, and has the tools it needs to succeed. While you may choose to delegate certain tasks and roles, you are the one responsible for those things getting done beyond expectations.*The successful candidate has a Hawaii Real Estate License or has it for another state and can attain a HI RE License within two months, strong leadership skills, sales experience, is organized, detail-oriented, has strong computer/technical skills, enthusiastic, and has excellent written and verbal communications skills.The optimal candidate will have a background in vacation rental real estate, an understanding of the industry, and a passion for managing and coaching employees.Measuring Success: The owner of the business will set the parameters that are used to judge your success, with your input, and may work as an advisor to some of the staff. You will need to be available to meet with the owner as needed and during a weekly meeting. The key performance measurements for you will be the following:Guest Reviews & Guest Direct Feedback of their stay and their experience with Kona Now. These will be gathered through email outreach and phone calls to guests after their stays.Property Owner Surveys and Direct Feedback. These will be gathered through meetings with owners, email outreach and phone calls to owners.Staff Performance & Staff Surveys. Your success with Staff will be measured on achieving their KPI’s and surveys will take place as well as in person meetings.Overall Business KPI’s including Profitability, New Property Acquisition, ADR, Occupancy Rates, and Revenue.Relationships with Vendors and Partners such as the Housekeeping Companies, HVAC Servicing Companies and Repair/Handypeople.ResponsibilitiesManage the Property Management TeamManage the Administrative EmployeeManage the Relationship with all Vendors and Partners including rate consistency and good operating margins for usManage the Reservations Team & effectively handle escalated guest issuesManage the Bookkeeping & Finance TeamReview Owner Month End Statements for accuracy and work with Booking/Finance to make correctionsReview Month End Financials for accuracyConfirm that all communications systems set up are working properly and effectively. This includes automated guest communication, property management/housekeeping application, RingCentral Calling/Texting System and emailConfirm website and third party OTA integrations are correct including pricing and availability of units – you may have a team member that you can delegate this toWork with our Pricing Experts to Implement Pricing Optimization for our propertiesFollow operations and procedures that are meeting all Hawaii Real Estate LawsGrow our property inventory by implementing marketing strategies – Casago will support you in marketing campaigns.Sign up new properties to manage & delegate the on-boarding processRequirements:Must have reliable transportationAbility to work flexible hours, some weekend work and evening on call requiredJob Type: Full-timePay: $80,000.00 – $90,000.00 per yearBenefits:401(k) matchingFlexible scheduleHealth insurancePaid time offSchedule:8 hour shiftWeekend availabilitySupplemental Pay:Bonus payExperience:vacation real estate: 2 years (Preferred)Property management: 1 year (Preferred)License/Certification:Real Estate License (any state) (Required)Work Location: Multiple Locations
