Job Description : JOB SUMMARYTo oversee operations of Neighbor to Neighbor’s property management team and N2N affordable apartment portfolio. The Portfolio Manager oversees day to day operations of N2N’s properties which includes HUD subsidized Section 8 apartments, LIHTC and grant-restricted affordable apartment rentals in Fort Collins and Loveland, CO. This position is full-time and includes benefits.Neighbor to Neighbor (N2N) is a long-time nonprofit organization focused on housing access and opportunity for residents of Larimer County. Staff members should believe in and adhere to N2N’s values of: Compassion, Empowerment, Innovation, Collaboration, Professionalism, Passion, Diversity, and Excellence.REPORTS TO: Community Operations DirectorKEY POSITION RESPONSIBILITIES- Manage day to day business related to the portfolio- Ensure property files and operations are compliant with HUD and other requirements- Oversee lease responsibilities such as renewals, policy updates, customer service, marketing units- Ensure compliance with grants and funders- Complete property inspections and audits with partners such as HUD, city representatives, HOME, and CHFA- Oversee compliance with House Rules in cooperation with Resident Housing Coordinators- Maintain fair housing and reasonable accommodation standards- Collaborate with other housing and partner agencies within the community- Serve as member of management team, providing feedback to draft strategic goals- Work closely with Executive Team to create and evaluate property budgets and performance goals- Guide strategic decisions to decrease operating expenses and grow net operating income- Review weekly, monthly, quarterly and annual operating and financial reports- Collect and post resident rent monthly, charge appropriate fees, issue notices- Process security deposits in accordance with legal statutes- Provide reports and participate in monthly asset management committee meetings- Perform deposit accounting and manage files to be bonded- Communicate capital improvement needs to N2N staff and vendors- Review and execute contracts on behalf of the company to engage contractors and vendors- Hire, train, support, and supervise Resident Housing Coordinators, and maintain supportive culture- Approve certifications including but not limited to move in, annual, interim, gross rent and move outs- Maintain compliance with Section 8 Waitlists, HUD guidelines, CHFA guidelines- Ensure applicant eligibility by reviewing landlords, personal references, criminal investigations and credit reports- Prepare monthly Employment Income Verification (EIV) reports and follow-up as required by HUD- Support resident relations plan with Resident Housing Coordinators- Promote harmonious relations among tenants and personnel- Monitor the success of repayment systems and implement accountability if tenant fails to comply.- Ensure company values are represented within the Property Team- Monitor and share professional development opportunities for staffQUALIFICATIONS AND SKILLS- Bachelor’s Degree and/or two years related experience with Section 8, affordable housing, or relevant experience- Ability to show compassion and professionalism with clients- Ability to prioritize and manage multiple tasks- Strong computer skills including knowledge of Microsoft Word, Excel, Outlook, Yardi (preferred)- Attention to detail- Leadership/management experience- Excellent communication skills, both verbal and written- Ability to perform as a positive team player- Experience working with diverse populations- Good organizational and problem solving skillsJob Type: Full-timePay: From $65,000.00 per yearBenefits:401(k)401(k) matchingDental insuranceEmployee assistance programFlexible spending accountHealth insuranceLife insurancePaid time offVision insuranceSchedule:8 hour shiftMonday to FridayCOVID-19 considerations:Staff can work remotely two days per week.Staff do not work in-person with residents experiencing illness.Education:Bachelor’s (Preferred)Experience:property or operations: 2 years (Preferred)Property leasing: 2 years (Preferred)personnel management: 1 year (Preferred)Work Location: Multiple Locations
