Position : Property Manager – Manufactured Housing Communities
Job Description : A confidential manufactured housing community owner/operator (the “Company”) is looking to hire full-time on-site Property Managers (“PM”) for its mobile home parks / manufactured housing communities in Florida.Overview: The PM will provide on-site management for a portfolio of smaller manufactured housing communities in Florida, ensuring our communities are safe and enjoyable for residents and that each park’s operations and profitability are optimized. The PM will need to be on-site at each of the manufactured housing communities at least two days per week (this role involves driving). The properties assigned to each Property Manager will be within a one-hour radius.Compensation and Benefits: · Competitive compensation package, commensurate with experience.Responsibilities: General:· Managing all aspects of the assigned communities.· Mowing lawns / landscaping and basic handyman/maintenance items (preferred).· Providing exceptional customer service to ensure an excellent resident experience.· Maintaining and developing strong relationships with vendors and company management.· Attending to community needs outside of normal business hours.Specific:· Ensuring the timely and complete collection of rent and fees as well as full occupancy of properties.· Establishing a community budget and sticking to it; opining on business plan initiatives (thinking like an owner).· Enforcing park rules and regulations and ensuring compliance with Florida Statute 723 (the Florida Mobile Home Act).· Spearheading advertising / marketing and leasing activities, including making daily postings for vacancies on Craigslist, Facebook, other rental websites, etc.; coordinating background and reference checks for new tenants; and negotiating leases.· Handling all after-hours calls in case of emergency.· Responding to resident complaints as well as repair and maintenance requests.· Reading water and sewer meters on a monthly basis and treating wells on a daily basis (if applicable).· Coordinating timely distribution of rental increase and lease renewal notices (if applicable).· Overseeing and interfacing with third-party contractors and other external parties (repair and maintenance as well as construction personnel, utility workers, etc.), including negotiating contracts.· Executing on business plans, including finding and arranging new and used manufactured homes that can be brought to currently vacant lots as well as other capex initiatives.· Inputting and tracking all revenues and expenses in Rent Manager.· Handling evictions (including attending court proceedings for evictions).· Other customary property management roles and responsibilities (with a key focus on proactiveness and initiative).Requirements: · 1+ years of property management or maintenance experience.· Strong operational skillset and thorough understanding of the complexities of this position.· Excellent communication, organizational, customer service, decision-making, and problem-solving abilities.· Valid driver’s license, good driving record, and current auto insurance.· Pass criminal background check and drug screen, provide resume, and share two professional references.Other: The Company is an equal opportunity workplace.
