This position will generally manage larger, more technical projects.Minimum QualificationsEducation and Experience1. Bachelor’s Degree in Construction Management, Project Management, Mechanical Engineering,Electrical Engineering, or related field, or related experience.2. Eight or more years of demonstrated project management experience working directly withMechanical Engineers and contractors3. An equivalent combination of education and experience.Essential Knowledge, Skills and Abilities1. Must be able to read and understand standard construction documents: construction plans and specifications, contracts, shop drawings, submittals, close-out documentation, etc.2. Familiarity with Building Automation and Controls, HVAC, and mechanical systems.3. Proven ability to complete projects according to outlined scope, budget, and timeline.4. Excellent verbal and written communication skills. Proficiency using computers and various programs and software applications such as: MicrosoftProject, Word, Excel, Outlook, and Acrobat.6. Ability to exercise initiative, independent judgement and to act resourcefully under varying conditions.7. Establish and maintain effective working relationships with management, subordinates, coworkers, customers, other agencies, and the public.8. Detail oriented with excellent organizational and time management skills.9. Able to manage and prioritize multiple tasks and meet deadlines under pressure.10. Valid State of Hawaii driver’s license and reliable personal vehicle.11. HES performs a great deal of work with military and government clients that requires background testing and security checks (e.g. DBIDS, RapidGate, etc.). Eligibility to work on military and government projects is a continual condition of employment.Principal Job Responsibilities1. Is the leader for execution teams on assigned projects.2. Review and evaluate contract, sub-contract, or signed HES quote, and identify contractual ScopeOf Work.3. Review project specifications and communicates with the customer to ensure project documentation, including Certified Payroll, Statements of Non-Performance, Daily Reports,Schedules Of Values, invoices, lien releases, O&Ms, and close-out documentation, are submitted in a timely and customer-approved manner.4. Serves as the primary Point Of Contact between internal and external customers for the project.5. Develops project schedules, work plans, and coordinates the required resources to ensure projects are executed accurately, on-time, billed, within budget, and within scope of the contract. a. Develop and maintain the project schedule. b. Request Programming & Graphics from the Systems Devleopment Manager. c. Request submittals from the Engineering Manager. d. Request installation and provide relevant information (project info, POC, labor hour budget, etc.). e. Request startup and provide relevant information (project info, POC, labor hour budget, etc.).6. Manage the ordering and delivery schedule of materials to be procured for projects.7. Request As-Builts from Engineering.8. Attend and actively participate in construction meetings, as necessary.9. Prepare project SOV.10. Submit project billings to Accounts Receivable on a monthly basis, or more frequestly as required.11. As necessary, communicate with the end-user, prime contractor, mechanical contractor, engineers, other contractors, and the govt, in person, on the phone, or via email.12. Collect daily reports from installers, prepare daily reports for startup crew, and forward to relevant party (payroll or CM).13. Analyze project financials and project schedule to proactively address potential problems. a. Track and ensure labor hours are within labor budget. b. Approve and track materials expenditures and ensure purchases are within materials budget. c. Approve and track travel expenditures and ensure they are within materials budget.14. Effectively communicate the status of projects to management, as required.15.
