Position : Property Manager
Job Description : The Property Manager is responsible for overseeing all DOT-related Property Management issues including negotiating total and partial takings, easement requests, and property condemnation. Each Property Manager must also manage the grease trap pumping program and coordinate all necessary repairs and replacements, Handle all utility, storm water, and environmental issues, and manage all lift station and septic field repairs/replacements. This role handles the maintenance of all surplus properties, manages all property damage claims including repairs, filing insurance claims, and ensuring recovery of reimbursements, negotiates easements needed for Waffle House including access, signage, construction, and utilities, and sells surplus property and negotiate the best price for Waffle House. Additionally, the Property Manager prepares all Unit De-ID instructions and interpret lease language.Our Story: In 1955, two Georgia neighbors opened up a restaurant that would change the world. As this movement began to expand, new restaurants were built in Georgia as well as neighboring states, and the “Yellow Sign” soon became a familiar landmark along city streets and interstate highways across the country. Today, the Waffle House system is more than 1,900 locations in 25 states. All open 24-hours a day, seven days a week.What you’ll do: Maintain database of all active DOT projects in Smart Sheet.Negotiations with DOT and local municipalities for takings and easements.Coordinate property maintenance (grease traps, lift stations, septic fields) with Operators and contractors.Take daily phone calls and assist operators with property issues.What we’re looking for: Must have the ability to effectively handle conflict and confrontation. Those with a tendency to avoid these situations need not apply.Able to adapt and learn new skills quickly. This position will be cross trained to eventually learn all aspects of WH Property Management.Strong conversational skills and ability to communicate with Operators.Ability to manage multiple projects & meet deadlines in a fast-paced environment.Confident & self-driven with a positive, solution-oriented attitude.Ability to read and understand legal documents including easements and contracts.Bachelor’s Degree, preferredCompensation Range: $50,000-$68,000/ yearWe are a strong, growing company dedicated to our Customers and Associates.
