Job Description : Project ManagerPosition OverviewThe Project Manager is responsible managing a book of business of up to $4.5M and up to 12-16 projects at any one time. The PM is also responsible for managing multiple subcontractors on each project. PMs are also responsible for their meeting budget, safety, and the experience they give to the client.How you will make an impact: Project ManagementWork with the designer to ensure Foreman’s plans meet discussed budget for each projectOwns the project and communication with the clientRegularly review blueprints, grading plans, construction drawings, contracts, codes and regulations, proposals, Gantt chartsUpdate Design Build team on timelines, change orders, and any other project related issuesMaintain strict construction schedule and make changes as necessary to ensure deadlines and budgets are metDevelop comprehensive project plans including schedules and purchase orders for all projects assignedManage subcontractors to ensure LAI standards are upheldAct at primary point of contact with clients through during of construction projectMaintain communication with client as to the status of the project, at minimum, weekly updatesManage change ordersCollaborate with the designer to ensure project feasibilityNegotiate with vendors, suppliers, and subcontractors to ensure the best outcome for Lifescape and the clientTrack project performance, specifically to analyze the successful completion of every phase of the project in terms of both man hours and costsMeet budgetary objectives and make adjustments to project constraints based on metric analysisUse and continually develop leadership skillsBuild a strong team by cultivating relationships between each crew and illustrating how individual team members affect the success of the entire projectSubcontractor Management: Consistently create and nurture new subcontractor relationshipsAccurately communicate project plans, quality expectations, and scope of workManage change ordersYou are: A Self-Starter – You roll-up your sleeves and figure things out.
