You are the face of Bracy and are responsible to represent the company in a positive and professional manner.2. Communication and coordination with the project team, subcontractors, and suppliers for day to day activities. This should include emails, phone calls, or onsite meetings.3. Work in coordination with your project team to complete successful projects. This entails open and constant communication4. Be able to successfully manage a project of up to 20 million dollars or 3 to 4 smaller projects totaling that value.5. Have a thorough understanding of your project or projects. This should include the contract drawings and specifications. A thorough sense of project sequence and subcontractor scope of work.Office Management Duties1. Review, create, and submit Submittals to the Architect/Owner/Engineer for review. Submittals from subcontractors to be checked for completeness and against project spec.2. Review, create, and submit RFI’s to the Architect/Owner/Engineer for review.3. Review, create, and submit COR to the Architect/Owner/Engineer for review. Change orders from subcontractors to be reviewed for completeness and compliance with project documents. Once created the COR must be presented to your supervisor for review and final approval. COR then given to office manager to be submitted to owner.4. Job Cost control – You will be responsible for project cost control and for determining potential job costing issues with self-perform labor and material. Stay on top of what work is being performed onsite and coordinate with the project supervisor.5. Pay applications – request a pay application draft from the office manager. Fill in percent completesField Management Duties1. You will create the overall project schedule and update. You are responsible to create and coordinate the 3 week look ahead schedule with the overall project schedule. This includes visiting the site and discussing sequence of work with the field supervisor. Speaking to subcontractors and enforcing the overall schedule.2. Coordinate with onsite supervision to ensure all appropriate subcontractors/suppliers, or other primes are showing up onsite and performing the required work. Notify subcontractors if they are not maintaining schedule or falling behind. If attempts to contact subcontractors/ suppliers or other primes are unsuccessful notify your project supervisor who will begin contacting them.3. Project job Meetings – represent Bracy at owner job meetings.4. Onsite Coordination meetings –Meeting minutes must be taken and distributed to the subcontractors and suppliers, even if they were not in attendance.
