Job Description : Facility ManagementThe Facility Manager is accountable for ensuring that established standards and objectives are met or exceeded for all operations at the assigned property, including financial control and profitability, customer service/customer service relations, appearance, maintenance, security and general administration. Performs the functions described below and other duties as assigned by upper management.MAJOR DUTIES AND RESPONSABILITIES: Sales, Marketing and Customer Relations.Achieves lease-up objectives by utilizing effective advertising, telephone techniques, and direct interactions with potential customers.Promotes and maintains excellent customer relations by providing information and resolving problems effectively and in a timely fashion.Creates and implements annual marketing plan.Builds revenue by promoting their facility and managing inventory.Recommends marketing strategies based on a competitive information, maintaining market studies, and analysis of local business opportunities.OFFICE TASKS FOR SITE ASSIGNED TO: Maintains appropriate financial control and achieves financial goals by:Managing cash and balancing receipts – audit deposits.Making collection calls, posting payments, and making daily bank deposits.Operating within prescribed budgets.Follow up on delinquent accounts – collections standard program.Prepare in a timely and professional manner such management, marketing, operational or other reports as required in this manual or as requested from time to time by the District ManagerAccurately utilizes computer systems and accounting records by performing monthly lease audits, inventory audits, and property audits.CUSTODIAL AND MAINTENACE: Visually inspects the facility daily and observe and response promptly to any potential breach of security problems such as unsecured locks, gates, fencing and spaces; any evidence of tampering with anything, suspicious of unidentified substances, which could be drugs, or toxic or flammable chemicals. Monitors security systems and acts quickly to resolve security problems. Ensures that cleanliness and orderliness standards are met in the office, restrooms and grounds and that vacant units are cleaned on a timely basis. This means doing the work him/herself whenever necessary. Regular audits the physical conditions of a facility and ensures that supplies are adequate and repairs are completed on a timely basis. Perform minor repairs needed at the facility. Advice the upper management of any construction defects or subsequent maintenance items as soon as you are aware of them and supervise the work of the facility is your responsibility. Non-emergency requests should be submitted to the home office as soon as possible. Keep the premises in a neat and clean condition, the ground free of debris, and the landscaped areas free of trash and weeds.LEADERSHIP / SUPERVISION: Through effective training and supervision of Facility Manager (s), ensures the facility is properly managed in his/her absence, including compliance with all policies and procedures.Ensures that high-quality employees are in place by following sound practices when participating in recruiting, hiring, and motivation of subordinates.Job Type: Full-timePay: $18.00 – $20.00 per hourBenefits:401(k)401(k) matchingEmployee discountHealth insuranceSchedule:8 hour shiftSupplemental Pay:Bonus payEducation:High school or equivalent (Preferred)Experience:Supervising Experience: 1 year (Preferred)Customer Service: 1 year (Preferred)Work Location: One location
