Position : Community Manager (Philadelphia)
Job Description : Leader in high-quality rental communities, Mill Creek Residential Trust, is seeking a talented and experienced Community Manager to join the team!
Competitive Compensation! Up to $99,000 with additional 20% bonus potential based upon performance targets. Bonus targets are based on revenue, expense, customer service, and property inspection results.

Location: Philadelphia. PA
Hours: Monday – Friday (9a-6p). Might have to come in early and work late on occasion.
Community Manager Overview:
The Community Manager drives financial performance, operational and leasing experience, and delivers outstanding customer service at one or more communities. They provide leadership and management for the community operations and maintenance teams. This position is responsible for setting performance standards and coaching, developing, and empowering associates towards the achievement of desired business outcomes.
The Community Manager for our Philadelphia, PA location will help manage a high-rise building, working for an organization that owns and manages its own portfolio (owner-operator).
Community Manager Requirements:
Experience as a property manager is required
Assistant Manager experience ONLY will not be considered
A high school diploma is required
Lease-up experience is a plus (not required)
Experience managing a high-rise building is a plus (not required)
Community Manager Responsibilities:
Financial Performance
Manage financial aspects of operations for the assigned community (or communities) that contribute to the business goals
Develop, implement, and monitor programs to maximize revenue, maintain expense control, and increase value
Oversee pricing and occupancy strategies
Assist in preparation of community budget
Provide thorough and strategic monthly reforecast, monthly operating report, and executive summary of operations
Review and approve, or submit for approval, all contracts within the limits defined by MCR budget authority levels
Anticipate and communicate significant departures from the budget immediately and in accordance with the company policy and standards
Partner with community Service Manager to review and recommend capital improvements and capital programs for expense reduction
Address and complete all other duties as a assigned
Sales and Marketing
Oversee sales, lease renewals, move-in and move-out process
Oversee administration and completion of the resident renewal program, move-in and move-out process
Maintain accurate and in-depth knowledge of community inventory, pricing and availability as well as general knowledge of competitors
Foster a thorough understanding if the community’s competitive environment in a submarket and adjust operating strategy accordingly
