As a member of the Purchasing Team, the Purchasing Agent will procure labor & materials at the appropriate quality, lowest price and within an acceptable time frame.This position will be based out of our Scottsdale, AZ office.Essential Duties and Responsibilities: All duties and responsibilities listed below, will be under the direct supervision of the Purchasing Manager. Other duties may be assigned.Distribute bid packages with accurate scopes of work.Qualify all proposals to ensure bids are accurate and in compliance with the scope of work, design package and architectural plans.Negotiate prices, terms, time frames and award contracts in coordination with the Operations Manager and Director of Construction.Attend, take notes, and distribute frame-walk notes to appropriate subcontractors.Negotiate, track and document all contract price changes.Maintain budget templates and scopes of work for all projects.Review all change order requests for legitimacy and approve or decline.Work with the Product Development and Operations teams to maintain flow of information to and from the field.Assist in recruiting new qualified, subcontractors and suppliers, in addition to maintaining and improving relationships with existing subcontractors and suppliers.Assist with the creation of purchasing procedures as needed.Perform other related duties as assigned.Regular contact with field and office management.Provides support to senior management and departments as needed.Prepares/processes contractual documents and Purchase Orders.Investigates researches and resolves problem billing and/or missing paperwork for subcontractors.Experience, Accountability, & Qualifications: Demonstrates a commitment to the Company Mission.Develops and maintains respect and harmony with all Employees and Management.Develops and maintains excellent working relationships both internally and with subcontractors and vendors.Exercise initiative in organizing and completing assigned tasks according to established guidelines, procedures, deadlines, and department parameters.Solves problems by using judgment based upon knowledge of construction schedules, management policies and departmental practices and procedures.At least 2-3 years of demonstrated experience in the homebuilding industry, preferably in the purchasing department.Highly organized and process driven with the ability to track and manage multiple processes daily.Computer proficient and able to learn new programs quickly.Requires the ability to communicate effectively (written and verbal) with managers, vendors, subcontractors, and all employees as needed.Ability to represent the company in a professional manner.Must have problem solving, conflict resolution and interpersonal skills.A self-starter who can work effectively with minimal daily direction.Ability to adhere to strict time deadlines and work under pressure.Must execute tasks in an efficient manner without sacrificing quality.Must be able to operate office equipment to include copier and printers.Must relate well over the phone and in person.Skills: Highly OrganizedDetail OrientedOral Communication SkillsWritten Communication SkillsInterpersonal SkillsGrammar/Punctuation ProficiencyProofreading SkillsComputer LiteracyKeyboard SkillsCustomer RelationsReading SkillsCustomer ServiceDiplomacyProfessionalismFilingMath AptitudePlanningTime ManagementHow We Can Help You: Allow us to be upfront: TJH is a modest, humble team, and as such, everyone wears many hats.
