Job Description : *$1000 Sign-On Bonus*Summary On-site Property Manager responsible for all aspects of property management at a luxury rental development.Essential Duties and Responsibilities include the following. Other duties may be assigned.FinancialDemonstrate ability to understand financial goals, operate assets in owners’ best interest.Maintain accurate records of all community transactions and submit on a timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.).Prepare annual budgets and income projections and variance reports in a timely and accurate manner.Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely manner.Generate necessary legal action, documents and process in accordance with State and Company guidelines.Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance.Ensure that A/P invoices are input into the system and submitted to the corporate office for payment; handle petty cash and all funds.Leasing & MarketingEnsure property is rented to fullest capacity and reaches stabilization within one year or less.Be prepared to personally show apartments during busy time periods of the initial lease-up campaign, prior to stabilization.Train new leasing staff in company’s technique, policies and procedures.Confirm that leasing staff techniques are effective in obtaining closing.Confirm information about market competition in the area and file.Review all advertising, email, website and marketing for accuracy and appropriateness.Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others.Assist when necessary in special resident and leasing events.Represent the company in a professional manner at all the times.Maintain good relationships with RE Brokers, including organize initial Open House and promotions.Make sure all leasing material is current and has the best presentation possible; use to attract potential tenants.Initiate tenant referral programs.Monitor and update third-party leasing sites such as Craigslist to insure visibility and accuracy.Ensure that property receives a minimum of two Facebook posts per week and is visible on other social media.AdministrativePrepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow and control costs.Confirm all leases, renewals and corresponding paperwork are completed and input into software system accurately and on a timely basis.Ensure current resident files are properly maintained.Ensure all administrative paperwork is accurate, complete and submitted on a timely basis.Lead emergency team for community. Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, freezes, etc.).Act as primary point of contact with third-party concierge and amenity management firm.Resident RetentionRecognize that your primary responsibility is to ensure that our residents are treated as guests through a “hospitality” mind set – and that their happiness is of paramount importance.Maintain daily contact with the Head Concierge to ensure that resident services are being delivered in a first-class manner.Liaison daily with third-party on-site amenities management firm to ensure that the company’s brand promise of “resort-style amenities” is being delivered upon.Deal with resident concerns and requests on a timely basis to ensure resident satisfaction with management.Measure tenant satisfaction through periodic surveys and flag recurring problems for attention.Develop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.). Also use to attract new potential tenants.Ensure distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.).Consistently implement policies of the community.MaintenanceMaintain community appearance and ensure repairs are noted and completed on timely basis. This requires regular community inspections and tours.Assure quality and quantity of market ready apartments.Ensure that all public spaces, amenity rooms, models and market ready apartments are walked daily prior to first prospect appointment and communicate any service related needs to maintenance immediately for priority action.Ensure that all service requests are recorded and communicated appropriately to maintenance and verify that the company’s commitment to a 24 to 48 hour service turn-around is being met. This requires careful monitoring service logs.Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Certified Apartment Manager (CAM), Accredited Resident Manager (ARM) or Continuing Education Certificate in Property Management preferred, but not required. Five to Ten Years Experience working in the Luxury Rental market segment with at least two years experience as a Leasing Director, ideally in an initial lease-up of a full-service, new multifamily property of 100 units or greater, offering numerous amenities.Computer Skills: In addition to excellent skills utilizing Microsoft Word, Excel, Outlook, etc.- to perform this job successfully, an individual should have knowledge of YARDI, Building Link and On Site, the company’s preferred management and leasing software, as well as experience with Facebook, Yelp and other Social Media applications.Job Type: Full-timePay: From $90,000.00 per yearBenefits:401(k)401(k) matchingDental insuranceEmployee discountFlexible spending accountHealth insuranceLife insurancePaid time offVision insuranceSchedule:Monday to FridaySupplemental Pay:Signing bonusWork Location: One location
