Our Communities range from 74 apartments to 660 apartments.We are looking for a competent Assistant Manager to undertake the leasing activities on behalf of property owners. The successful candidate will effectively explore the market to identify opportunities and secure tenants.Wage: up to $21.30 plus Commissions and shared Renewal Commissions, Monthly Discrenary Bonus based on Arrears and DelinquencyHours: 9:00 AM to 6:00 PM Tuesday through Saturday, (Saturdays 10:00 AM to 5:00 PM- paid 8 hours)Perks: Employee Paid insurance for employee only at employees cost of $2.00 per month, includes medical, dental and vision (includes basic life insurance).FSA9 paid HolidaysEmployer discretion semi annual bonuses.Employee Rent Discounts.Assisting the Community Manager in subsequent orientation, training, and scheduling of all office personnel.Demonstrate integrity on a personal as well as professional level.Ability and willingness to substitute for any position, from leasing agent to service tech to the receptionist.Proficient in the on-site community management computer program, timely-accurate reporting, & vendor contract negotiation.Prepares bank deposits and delivers deposits to the bank.Performs mid-month audits to ensure accuracy of data input.Performs month-end closeout and first of the month billing.Files evictions and attends court in the manager’s absence.Delivers 3-days notices.Responsible for the knowledge and administration of the following: leasing techniques and sales methods, property rental information, policies and procedures for company, property, local, state, and federal laws.Responsible for efficient and timely reporting, maintenance, and submission of all administrative forms, files, and reports.Responsible for posting rent to the on-site community computer tracking system.Assist in implementing marketing campaigns and assist with managing the budget.Assist staff compliance with company, local, state, and federal fair housing guidelines.Responsible for assisting the manager in designing and implementing a resident-retention program, i.e., a newsletter, resident-referral program, or social activities.Computer skills, excellent written and verbal skills, self-motivated goal-oriented, organized, team player, problem solver w/high energy.Ensure that the property maintains a professional curb appeal at all times.
