Position : Project Manager

Job Description : The primary focus of this position is to organize, manage, coordinate, and drive all aspects of project management and capital development from project inception to completion while providing timely and meaningful reporting to the VOAWW Executive team.
Salary Range: $120,000 yearly DOE.
Principal Activities:
Daily project management for multiple construction projects through their life cycles. Ensure the projects stay ahead of or, at minimum, on schedule and budget.
Monitor project progress, drive deliverables, timelines, and proactively resolve issues and conflicts. Troubleshoot and resolve concerns arising from key partners.
Effective, consistent, regular, and timely communication to Executives and stakeholders.
Manage, edit, and develop main program documentation.
Plan and facilitate all meetings related to assigned projects including the timely creation and distribution of agendas, and meeting notes.
Oversee and manage engagement, adherence to timelines, and plans with subcontractors and other vendors. Ensure contractors are held accountable to agreed-upon schedules and timelines.
Create, manage and stay within approved budgets. Create viable options to reduce project costs.
Represent VOAWW’s best interest in all phases, including the design process.
Keep the Executives, Advisory Committees, and the Board informed and involved in decision-making at appropriate levels. Promote Board and Advisory Committee engagement.
Initiate, develop, cultivate and maintain other stakeholder relationships.
Identify and establish agreements with potential partners and facility tenants.
Perform needs assessments with stakeholders and partners to shape and solidify design processes.
Seek out and build new relationships with potential project supporters and/or participants. Strategize with key partners to maintain transparency and project integrity.
Oversee the sharing, at appropriate levels as established by the Executive Team, of all projects related information with key partners as well as governmental and community stakeholders.
Collaborate and coordinate with engineers, architects, general contractors,s and other workers in the same project.
Select subcontractors and delegate their responsibilities through a policy or Executive approved process.
Responsible to identify and mitigate any and all delays, emergencies, and problems that can arise.
Comply with safety and building codes as well as legal requirements.
Explain and communicate contract and technical matters to others in a clear manner.
Prepare budget and cost estimates along with work timetables.
Support Development team with capital campaign fundraising efforts as needed. Actively seek potential funding streams. Grant writing as appropriate along with co-management of the grant process in collaboration with Development,

Qualifications:
Project Management (PMP) certification is strongly preferred.
BA in Business, Project Management, or related field preferred. Equivalent years of experience may be considered.
Minimum of five years of project management experience. Construction project management experience preferred.
Advanced knowledge of all MS Office applications. Project and construction management software desired.
Other Knowledge, Skills, and Abilities:
Proven record of proficient knowledge and handling of project and program management methodology and techniques including time, contacts, and asset management.
Effective organizational and interpersonal skills including written and verbal communication skills.
Ability to negotiate to seek conflict resolution by finding win-win scenarios for all involved.
Ability to coordinate and schedule projects activities according to program needs including meetings, convenings, and special events.
Ability to gather, analyze, and communicate statistical data and generate reports.
Ability to explore and secure opportunities for innovation, collaboration, and continuous improvement.
Ability to flourish, with humor, in a fast-paced, rapidly growing non-profit foundation and community-based leadership development organization.
Experience convening and building consensus with Native or diverse groups.
Experience developing and making public presentations and facilitating meetings.
Must be able to work independently and effectively with intermittent guidance.
Knowledge of basic accounting procedures including making financial projections.
Proven decision-making skills.
Ability to work in high-pressure settings.
Requires a high level of professionalism with a demonstrated ability to assertively and proactively recommend and create plans with the Executive team that the Project Manager will actively drive (deliverables and timelines).
Demonstrated ability to develop effective internal and external relationships including the ability to positively influence others and support others staying on track with created plans.
Must be able to handle pressure effectively and meet deadlines.
