Job Description : Stoel Rives LLP has an immediate opening for an Alaska Landman based in our Anchorage office.

This position supports the Firm’s Environment, Land Use and Natural Resources group, and other practice groups as time permits, by working independently and collectively with attorneys, staff, and clients, to provide support and expertise in dealing with title matters, particularly mineral title matters and matters regarding real property titles, help with due diligence, and support the Firm’s legal practice and provide additional professional services to our clients. This position would not rely exclusively on work generated by attorneys but would eventually generate its own book of business and workflow.
ESSENTIAL FUNCTIONS/RESPONSIBILITIES

Technical Information & Research

Mining: Prepares detailed land status and title due diligence reports. Research land status, including whether public lands are subject to federal or state control, whether they are affected by withdrawal orders, and whether they were open and available for mineral locations at the time of location. Knows how to find, interpret, and analyze the effects of Master Title Plats, Historical Indices, LAS Abstracts, online GIS mapping tools (such as Alaska Mapper), and other instruments important in land title research. Conducts searches of real property records to create chains of title and determine whether liens or encumbrances are present and valid. Analyzes location certificates, deeds, and other recorded instruments for adequacy. Prepares the statement of annual labor required for all state mining claims.

Oil and Gas: Research land status at the time of leasing and confirms ownership is vested in the lessor. Conducts all necessary recording district searches and analysis of governmental records to create a chain of title for all leasehold interests, including overriding royalty interests. Analyzes leases, lease files, and unit files to determine whether leases are in good standing, whether there are clouds on title, and whether there are any defects in the title documents. Understands the Alaska Native Claims Settlement Act (ANCSA) and the Alaska National Interest Lands and Conservation Act (ANILCA) and how they affect lands in Alaska, and case law and agreements pursuant to ANCSA and ANILCA, and their implications for mineral lands and agreements. Prepares draft oil and gas title opinions for State of Alaska oil and gas leases, federal oil and gas leases, and oil and gas leases on Native and other private lands.

Business and Professional Development

Engages with the local landman community, mining community, and oil and gas community in Alaska (through the Alaska Association of Professional Landmen, the Alaska Miners Association, and other appropriate opportunities). Builds recognized expertise in all matters affecting mineral title in Alaska and is sought after to conduct due diligence and other research regarding mineral title matters. Markets the firm’s expertise to professional contacts.

Additional Responsibilities

When requested, serves clients and attorneys throughout the firm on real property title due diligence and other property or title related matters.

Technical Knowledge

Prior experience with land title documents, recording district searches, and how to research property title information is highly preferred. Must be capable of rapidly learning, understanding, and applying principles of real property ownership and distinctions between mineral property interests and other property interests to determine ownership interests. Basic algebra skills required to calculate interests in oil and gas leases.

Physical and Mental Capabilities

Must be capable of operating a telephone, calculator, personal computer and printer and learning/using software required to successfully perform job functions, e.g., electronic mail; drafting correspondence and documents; proofreading for correct grammar, punctuation and spelling; reading and interpreting legal correspondence, memoranda, documents, reference publications or reference books and technical manuals in printed form or on a computer screen.
EDUCATION & EXPERIENCE

Bachelor’s degree required with a minimum of 3 years of experience in real property or title -related field, with an emphasis on analytical, verbal, and written communication skills.
NORMAL WORK HOURS

This position is nonexempt and eligible for overtime compensation. Presence at the office during regular office hours from 8:30 a.m. to 5 p.m. is essential, and the ability to work longer hours is essential during peak workload periods.
