Job Description : Project Manager- Residential Construction (Oahu)Very busy design build residential contractor looking for PM. This is a great place to work with very low turnover. Lots of built in support for our PM’s including assistants and task sharing from site work to ordering of finishes/selections. We don’t expect or require you to do it all….. but we do have high expectations! Very team oriented office and management.PM to supervise a wide range of construction projects from start to finish and is the PRIMARY client contact through course of construction. Project Manager will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner. Applicant must be well-versed in all construction methodologies, procedures, and CODE. With field team will coordinate all phases of the project to achieve the best results and insuring projects are delivered on time according to requirements and budget.The candidate must possess strong leadership, organizational, budgeting, and teamwork skills. PM will review and create schedules, review sub-contractor agreements and insure accuracy for all subs. PM will ensure that all projects are completed in a timely and efficient manner with the utmost attention to details and quality and most importantly that the client is constantly communicated with. In addition, PM must be knowledgeable in all current residential construction best practices. The candidate must be able to produce a high-quality finished product while meeting challenging budget and timeline obligations.General ResponsibilitiesCommunicate with architects, engineers, owners, and design professionals during course of project.Material take off and ordering.Compare bids for accuracy.Read and review architectural plans and properly convey necessary changes to all pertinent design professionalsNegotiate cost-effective contracts with subcontractors and vendorsPlan and schedule all construction operations and phases necessary to complete projectsAcquire requisite materials for subcontractors to properly and efficiently complete projectsSuccessfully and clearly communicate with all subs and suppliers in order to efficiently complete all necessary tasksSupervise the work of laborers and subcontractors while providing onsite guidance as needed to maintain high quality craftsmanshipFrequently evaluate and report construction progress, maintain required documentation and adjust schedules to keep projects running smoothlyIdentify critical paths for project timelines to minimize scheduling inefficienciesSkillsProven experience as a residential construction project managerIn-depth understanding of residential construction best practicesExceptional communication and negotiation skillsSuperb organizational and time-management skillsForesight to identify potential problems and create meaningful solutions in advanceAbility to execute tasks under pressureCapability to work in a team environment in a leading or supporting role depending on the given situationMust be able to communicate clearly and maintain a positive attitude with clients no matter what the situation is.Strong problem-solving and time management skillsStrong interpersonal and teamwork skillsMust be organized and extremely reliableMust be able to understand and interpret architectural and structural plansMust be proactive and deadline-orientedMust understand job site OSHA guidelinesTEAM PLAYERJob Type: Full-timePay: $75,000.00 – $100,000.00 per yearBenefits:401(k)401(k) matchingHealth insurancePaid time offEducation:High school or equivalent (Preferred)Experience:Project management: 5 years (Preferred)Work Location: Multiple Locations
